We have embraced the science of building, and are help our builder clients work for Net Zero readiness in every project. From air barrier strategies and designs, to air and vapor barrier training for crews and staff, we want every home to be as tight as possible. Of course, that requires a diligent look at ventilation and air management, heating and cooling, solar heat gain management, and the "House as a System" approach.

HIGH PERFORMANCE BUILDING CONSULTING

Air Barriers, Air BOSS, LEEP Walls, STEP 5,      Net Zero

With the largest code change in 20 years having passed in May of 2023, many builders and home owners are unclear of what that means, how it works, why it works, and what needs to happen to get the most of the build. The biggest change is achieving a low ACH number (Air Changes per Hour) to keep the air you paid to heat inside the building.

 

We work with builders and owners to help make air tight, well ventilated builds that are the highest standard of energy efficiency we can get. We assist with innovative wall assembly choices, helping navigate the new HVAC standards, and setting up the "House as as System" build process.

We can train building staff to make these airtight assemblies, or we can just do it for you.

We have built nearly a thousand residential buildings, from single family and multi-family to apartment complexes and entire subdivisions. Today's funding sources favor building multi-family units to save on construction costs and lower the "per-unit" cost of housing. From ground up project funding applications to site development to turn-key housing, we have flexible service options to fit every client's individual needs.

We have managed modular builds, pre-fab builds, site built projects, cast in place concrete projects... we have worked with multiple systems, in many jurisdictions and in many climactic zones. We can find solutions to make your project successful.

Building inspection

BCBC PART 9 CODE INSPECTIONS

Relief, Temporary Support, Special Projects

With some communities having long wait times in the permitting stage, many builders have a plan review prior to submittal to cut down the wait time for permitting by ensuring that the code analysis is already complete and the back and forth between building services and the project coordinator is minimized. Some areas do not have building inspectors, such as in First Nations communities or federal lands.

 

Any small build under 600 m2 and 3 floors falls under BC Building Code Part 9. This includes many small commercial developments and most residential builds. Usually code compliance inspection is performed in the initial plan review. We review the foundation, the framing considerations (point loads, beam spans), building envelope, and insulation and vapour barrier strategy.

 

Under the guidelines of the Building Officials Association of British Columbia (BOABC) for Building Inspection services, we offer residential and small commercial inspections that fit under Part 9 of the BC Building Code and the National Building Code.
