Building inspection

BCBC PART 9 CODE INSPECTIONS

Relief, Temporary Support, Special Projects

With a shortage of qualified Building Inspectors, many small communities need support for vacation time for their Inspector, or temporary support for the busy season. Sometimes there is a gap created when the inspector moves to another community and the community needs a temporary replacement while they go through the hiring process for a permanent replacement. Some communities are small and don't require a full-time inspector. There are many small communities who simply do not have the tax revenue generation to hire the full time staff they need. We can provide inspections in all of these scenarios and keep the community's building and development operating smoothly.
Any small build under 600 m2 and 3 floors falls under BC Building Code Part 9. This includes many small commercial developments and most residential builds. Usually code compliance inspection is performed in the initial plan review, and then at several stages of progress, such as at the foundation stage, the framing stage, building envelope, insulation and vapour barrier, plumbing, and completion. Under the guidelines of the Building Officials Association of British Columbia (BOABC) for Building Inspection services, we offer residential and small commercial inspections that fit under Part 9 of the BC Building Code and the National Building Code.

With the largest code change in 20 years having passed in May of 2023, many builders and home owners are unclear of what that means, how it works, why it works, and what needs to happen to get the most of the build. The biggest change is achieving a low ACH number (Air Changes per Hour) to keep the air you paid to heat inside the building.

 

We work with builders and owners to help make air tight, well ventilated builds that are the highest standard of energy efficiency we can get. We assist with innovative wall assembly choices, helping navigate the new HVAC standards, and setting up the "House as as System" build process. 

We can train building staff to make these airtight assemblies, or we can just do it for you.

Experienced Project Management Consultant

Having an experienced Project Manager on your project can significantly increase the probability if keeping your job on budget and on time. Having a professional builder with many years of experience can also help problems be resolved in a more timely and cost effective manner as they arise. With over 500 single family homes and several apartment buildings to date we have the build process figured out.
We have many years of experience in building and planning in other types of construction too... We have worked with the Ministry of Transportation on road re-alignment projects, with First Nations communities and smaller BC municipalities on civil water and road infrastructure projects, and we have also project managed several fire hall builds, 2 health centers, a score of gas stations, administration buildings, and countless other projects.
